Detailed description of Dolina 40, Slovenia

This house had stood empty for around 20 years. It was structurally very sound but completely uninhabitable. It was bought in 2004 by a UK couple who totally renovated it. The idea was to preserve the style and tradition of an old Slovenian farmhouse so that it looked much as it did when constructed about 100 years ago. It is thought that it dates back to around 1910.

If your personal style is stainless steel, glass and shiny modern kitchen units then this property is not for you. The property offers truly comfortable living with all the charm of an older home but in the background and mostly unseen, the domestic systems are all extremely modern thus offering a very comfortable home.

As many traditional features as possible were preserved – exposed beams, old style windows, beamed ceilings and so on. It has all new electrics, a new and fully insulated roof but covered with traditional tiles, central heating (oil), as well as two wood burning, stoves one of which can also power the central heating.

It lies just over the border from Austria in the east of Slovenia in a beautiful National Park.

It is located in a lovely quiet valley with woodland and trees everywhere. There is an abundance of birds, wildflowers and wildlife as the whole area is protected. No crime, no graffiti, no litter – just a wonderful quality of life. If you are seeking a haven of peace from this crazy world then this is it.

The surrounding farms are generally small and are farmed traditionally in a largely organic manner. The neighbours are small farmers and are friendly and very helpful.

10 minutes away is the modern and bustling market town of Murska Sobota which offers a wide range of shopping, restaurants, coffee bars etc. C & A, Interspar, Lidl, Hofer, DIY stores, garden centres – everything you might need.
Graz airport is one hour away with links to main European hub airports.

The property is completely private and no other house is visible.

A strong, brand new roof was constructed but it was recovered with pre-used traditional tiles thus retaining the overall character. There are two waterproof membranes sandwiching the thick insulation. The roof is now good for a further 50-100 years. It is extremely strong.


Electricity. There is mains electricity throughout the property which was completely rewired after purchase. There is also power and lighting in the garage and outbuildings.
As there are many warm summer evenings there are lanterns to illuminate the courtyard.

Water. The water supply comes from the well in the yard. It had provided for the occupants for over 100 years and the water is pure and crystal clear. There is a pressure vessel in the cellar which ensures normal water pressure for baths, showers etc. A water sample was sent for analysis and the quality is excellent. No chlorine or fluoride or unpleasant taste as with mains water. This also means that there are no water charges to pay !

There is mains water available at the end of the drive. 100m.

Drainage. There is a new, large, double chamber septic tank which also feeds to a very large underground soak away which effectively discharges clear water. It requires emptying about

every couple of years and a local farmer will do that for about 40€

Internet There is a 10 Megabyte Internet service which is being upgraded to 20Meg.

Telephone A land line is installed

Heating Full oil fired central heating is installed rated 50kw. Which will power all 12 radiators at maximum heat. In the dining room there is a wood fired stove which will also heat the house. It is rated at 25kw and will easily run eight of the 12 radiators and supply all the hot water needs of the property. There is also a large stand alone wood stove rated at 9kw.


Cooking The cooker has three gas rings and one electric. Years ago the Slovene electric supply was a bit unreliable so the stove runs from a gas bottle. The supply is much more stable these days and is no longer a problem.

The outbuildings. Two rooms. One houses the original bread oven which still works and is ideal for cooking pizzas on summer evenings. The other room is an equipment store for strimmers, saws and bikes.

Grape vines are trained all around the house. They produce about 150 – 200kg of grapes each year. The owners press them and make them into grape juice. About 80 liters per annum.


The gardens

There are mature plum, cherry, apple and peach trees. There are blackcurrants, Rhubarb, Red currants and many other things. The good life!
